Buyer Agent Costs
Most of the time? Absolutely nothing. In most cases, all of our Buyer Agency services are offered absolutely free of charge. It is traditional in the United States for the seller to pay for the costs of all commissions on behalf of the listing and selling agencies out of the seller's proceeds at closing.
What this means to you is that most sellers are fully prepared to pay for the cost of professional real estate services required in order to sell their current home prior to placing their home on the market. Real estate brokers who list property for sale will commonly share or split these fees with the selling broker once the sale on transaction closes.
There will be exceptions to the rule from time to time. Two typical cases involve a situation where the home you're interested in is being offered For-Sale-By-Owner and the owner does not wish to pay any commission fees to other brokers and Realtors for bringing qualified buyers to purchase their property, and instances where the seller is not offering to pay the Buyer Agent's full commission. If you are our Buyer Client, you'll be counseled on this situation and notified of the circumstances prior to viewing the property.
