Buyer Counseling Session:

  • Conduct a buyer counseling session to discuss your housing/relocation requirements.

  • Plan the search for your new home using methods specifically tailored to you.

  • Explain the pros & cons from owning your own home, land, or investment property.

  • Determine if purchasing real estate is the best solution to obtain your current goals.

  • Orient you to current market trends & average time on market for your area/property.

  • Provide a general framework within which to set your expectations.

  • Discuss the requirements of your new home and record your preferences.

  • Work with you to develop a suitable floor plan and builder list (new construction).

  • Discuss all agency alternatives for you and provide Information on Brokerage Services.

  • Present the Buyer Representation Agreement - hiring me as your Buyer's Agent.

  • Explain to you the benefits of the Buyer's Representation Agreement.

  • Explain the steps in the buying process to use as a guide for your home purchase.

  • Explain mortgage financing, pre-qualification, pre-approval, and estimated closing costs.

  • Offer to arrange a pre-qualification or pre-approval appointment with your preferred lender.

  • Provide you with a Good Faith Estimate of closing costs and down payment requirements.

  • Present you with properties as they debut or before they appear on the open market.

  • Show all properties that meet the criteria you have selected.

 

Relocation Information

  • Provide information on your new city and community.

  • Assist you in selecting an agent and broker to sell your current home.

  • Financing and mortgage recommendations to improve your negotiating position.

  • Area housing information, cost of living, and school information.

  • An area tour of San Marcos (or your new home's immediate area).

  • Area tax comparisons.

  • Information on cultural and family activities.

 

Property Evaluation

  • Discuss positive and/or negative features of a property that may affect its value.

  • Inform you of the apparent quality of the home or property.

  • Record any positive or negative feedback from you upon viewing the property.

  • Review all available inspection reports and other property condition documents.

  • Disclose all physical defects of the property that are known to us.

  • Provide you with a copy of the inspection report & Seller's Disclosure.

  • Review the Seller's Disclosure, enabling you to accept/specify the remedy for each fault.

 

Home Warranty

  • Explain the home warranty option to reduce your risk of repair when purchasing a property.

  • Explain the benefits of each warranty method and individual warranty companies.

  • Review the warranty documents to ensure your knowledge of the work order process.

 

Building & Wood Infestation Inspections

  • Recommend that you obtain professional building and wood infestation inspections.

  • Work with you to request the Seller to remedy the items you specify.

 

Offer Preparation

  • Prepare a written offer on the property you choose to purchase, with terms approved by you.

  • Provide written receipts for all funds delivered to the listing broker and title company.

  • Timely deliver all offers and counteroffers and present the terms of each to you as received.

  • Prepare a negotiation strategy for the property you have selected.

  • Provide a written Competitive Market Analysis if requested.

  • Explain the benefits and drawbacks of each strategy so that you may select the best option.

  • Explain to you the option of an appraisal contingency.

  • Explain the strategy of using an Option Fee to protect your interests.

 

Buyer's Walk-Through

  • Perform with you a thorough Buyer's Walk-Thru of the property before closing.

  • Assist you in resolving any discrepancies discovered during the walk-through.

  • Provide a written Buyer's Walk-Thru and Acceptance letter at closing.

  • Discuss with you the framework of the builder's home warranty and structural warranty.

 

Closing the Sale

  • Monitor and inform you of the progress of the transaction during escrow.

  • Notify you of the progress of any contingencies and conditions during the transaction.

  • Provide current timelines for closing and funding.

  • Attend closing with you and review the settlement statement prior to closing.

  • Deliver all sales proceeds due to you following the sale.

  • Provide a copy of your home warranty documents for your records.

 

Service After the Sale

  • Contact you after the closing to ensure your satisfaction with your new home.

  • Provide you with the opportunity to give an evaluation of our services.

  • Provide you with a monthly quarterly real estate market condition update.

  • Deliver the same quality service to your referrals and keep you informed of their progress.
